Lodha Developers Q2FY26 Results: Profit Surges 84% to ₹778.7 Crore

Lodha Developers Q2FY26 Results: Profit Surges 84% to ₹778.7 Crore
Real Estate Mumbai:Lodha Developers, a leading real estate developer based in Mumbai, has reported a substantial 84.1% year-on-year (Y-o-Y) increase in profit to ₹778.7 crore for the second quarter of the financial year 2026 (Q2FY26). This impressive profit growth is attributed to strong revenue performance and significant operational and financial leverage, according to the company's statement.

Lodha's revenue from operations surged by 44.7% Y-o-Y to ₹3,798.5 crore, surpassing the Bloomberg analysts' estimate of ₹3,158.7 crore. Additionally, the profit exceeded the projected ₹547.6 crore. The company's adjusted earnings before interest, taxes, depreciation, and amortisation (Ebitda) for the quarter stood at ₹1,310 crore, marking a 37% Y-o-Y increase. The Ebitda margin was robust at 34.4%.

Despite the typically muted real estate market during the monsoon and inauspicious Shraddh period, Lodha recorded pre-sales of ₹4,570 crore, a 7% Y-o-Y increase. This was the company's best-ever Q2 in terms of pre-sales. Collections during the same period also saw a 13% Y-o-Y growth to ₹3,480 crore.

In Q2FY26, Lodha added a new project in the Mumbai Metropolitan Region (MMR) with a gross development value (GDV) of ₹2,300 crore to its portfolio. This addition, coupled with the five new projects launched in Q1FY26 across MMR, Pune, and Bengaluru with a GDV of ₹22,700 crore, has helped the company achieve its full-year business guidance of ₹25,000 crore in the first half of FY26.

Abhishek Lodha, Managing Director and CEO of Lodha Developers, commented, “We are witnessing strong market momentum with continued strength in walk-ins and conversions. Our non-launch weekly sales are now approaching ₹300 crore per week, showcasing the strength of our well-diversified project portfolio. With significant launches planned in H2, following the resolution of the environmental clearance process by the Supreme Court in August, we are on track to deliver our full-year pre-sales guidance of ₹21,000 crore.”

In the first half of FY26, Lodha recorded pre-sales of ₹9,020 crore, up 8% Y-o-Y, and collections of ₹5,760 crore, up 10% Y-o-Y. The company's revenue grew by 33.22% to ₹7,290.2 crore, while its profit increased by 62.92% to ₹1,463.4 crore in H1FY26.

As of September 30, 2025, Lodha's net debt stood at ₹5,370 crore, with a net debt-to-equity ratio of 0.25x, well below its ceiling of 0.5x. Sequentially, the company's revenue grew by 8.8%, and its profit increased by 15.4%.

Further, Lodha signed a Memorandum of Understanding (MoU) worth ₹30,000 crore with the Maharashtra government to establish a data centre park in Palava, a planned urban township near Dombivli in the MMR. This strategic move underscores Lodha's commitment to diversification and sustainable growth in the real estate sector.

Lodha's strong financial performance and strategic initiatives position it well to capitalize on the favorable market dynamics driven by low homeownership levels, rising household incomes, low mortgage rates, and improved affordability. The company's focus on design excellence, superior execution, and customer-centricity is expected to drive sustainable top-line growth of 20% year after year.
