L&T Finance has reported a 33% year-on-year jump in net profit for the second quarter of the current fiscal, reaching ₹975 crore. The growth was driven largely by its retail loan portfolio, which continues to expand steadily across segments.
Housing Loan and LAP Growth
The company's housing loan and loan against property (LAP) book increased 20% to ₹32,846 crore, reflecting sustained demand from homebuyers and property owners. Disbursements in this segment rose 8% to ₹2,926 crore during the quarter.
What It Means for Maharashtra Property Market
For Maharashtra's property buyers and investors, this uptick signals that lending institutions remain confident about the real estate sector. The growth in housing loans and LAP indicates both end-user purchases and liquidity against existing properties are on the rise, which could support transaction volumes in key markets like Mumbai, Pune, and Nagpur.
With retail loans growing and the company maintaining a healthy asset quality, the overall financing environment for property purchases appears favourable. This trend may encourage more buyers to enter the market, especially in the mid-income and premium housing segments.
