Real Estate Mumbai:Maharashtra Deputy Chief Minister Devendra Fadnavis has warned the Adani group that it will lose the contract for the Dharavi redevelopment project if it fails to follow the state government's instructions.

The warning comes after Mumbai Congress chief and Lok Sabha MP Varsha Gaikwad claimed that 80% of the shares of Dharavi Redevelopment Project Private Limited (DRPPL) were held by the Adani group, while the state government had only 20%.

Fadnavis refuted the allegations, stating that the tender was given to the Adani group because it was the highest bidder. He also clarified that the state government has control over the project and that a principal secretary rank officer will be the chief of DRPPL.

The Deputy Chief Minister also addressed allegations made by Gaikwad that the redevelopment project was the biggest scam in real estate. He stated that the previous Uddhav Thackeray-led MVA government failed to cap Transferable Development Rights (TDR), which would have granted the redeveloping entity in Dharavi unrestricted authority to stockpile these rights and realize excessive profits through their sale to other real estate developers in the city.

Fadnavis claimed that his government had put a cap on TDR pricing, which cannot exceed 90% of the ready reckoner rates. He also stated that the process has been made transparent through a digital platform where details of the available TDR will be displayed.

The Adani group has been instructed to follow the state government's instructions, and if it fails to do so, the contract will be taken back.
