Maharashtra Healthcare Realty Demand: 2.6 Bn Sq Ft by 2035

By GeoSquare News Desk · Published 2026-10-18

India will need an additional 2.6 billion sq ft (around 260 crore sq ft) of healthcare real estate by 2035 to match global healthcare infrastructure benchmarks, according to CBRE South Asia's latest analysis. The demand is being driven by a rapidly ageing population, rising lifestyle diseases, growing medical tourism and the post-pandemic emphasis on quality health facilities.

What This Means for Maharashtra

Maharashtra is expected to be among the leading markets for healthcare real estate due to established medical hubs in Mumbai and Pune. The state also has strong demand in Tier-2 cities such as Nashik, Nagpur and Aurangabad, where hospital bed availability and modern diagnostic infrastructure remain under-supplied.

Investment Opportunities for Property Buyers

Developers and investors can explore projects around hospitals, outpatient centres, day-care surgical facilities, senior living homes and integrated health campuses. Mixed-use developments that include a medical component are also gaining traction among institutional investors looking for long-term lease stability.

For individual property buyers, properties near proposed or ongoing medical infrastructure may offer better rental demand and capital appreciation. However, thorough due diligence on project clearances and local demand is essential before making a purchase.

Policy Push and Market Outlook

State-level health schemes and public-private partnerships in medical infrastructure are likely to support this growth. As Maharashtra continues to urbanise, healthcare real estate is emerging as a distinct asset class rather than a niche segment, making it an important consideration for property investors preparing for the next decade.
