Maharashtra Intensifies Recovery of MahaRERA Dues, Minister Announces
MUMBAI: The Maharashtra government has vowed to take strict action to recover pending dues under the Maharashtra Real Estate Regulatory Authority (MahaRERA), state minister Shambhuraj Desai announced in the assembly. This announcement comes in response to a question raised by BJP MLA Atul Bhatkhalkar regarding the non-implementation of MahaRERA orders for compensating homebuyers.
Desai stated that the state government aims to raise the recovery rate beyond the current 34 percent. He emphasized that the central government has directed states to ensure the effective implementation of RERA to protect the interests of homebuyers. Prime Minister Narendra Modi has also reviewed the issue with chief secretaries of all states, urging a strict recovery policy.
To accelerate the recovery process, the state government has issued special instructions to all district collectors. These officials have been directed to trace properties of defaulting builders through various departments, including land records, the stamp and registration department, property tax department, company registration authorities, and the RTO. If necessary, the income tax department will also be involved in the process.
Properties of developers located in other districts will be identified, and recovery will be carried out through the Revenue Recovery Certificate (RRC) process, Desai added. The chief secretary has been holding regular review meetings with divisional commissioners and district collectors, with a particular focus on districts like Kolhapur, Mumbai, and Palghar, where recovery rates are currently low.
Deputy Chief Minister and Housing Minister Eknath Shinde has also directed officials to conduct regular review meetings and take strict actions to improve the recovery rate. The government's efforts are aimed at ensuring that homebuyers receive the compensation they are entitled to under MahaRERA orders.
This move is expected to enhance transparency and accountability in the real estate sector, thereby restoring confidence among homebuyers and promoting fair practices among developers.
