The purpose of the statewide OC verification process is to ensure transparency and accountability in the real estate sector by identifying and addressing any discrepancies in the issuance of Occupancy Certificates (OCs). This helps protect consumers from fraudulent practices and ensures that buildings are constructed according to safety and quality standards.
The verification process was triggered by the large-scale construction fraud uncovered in Dombivli, where several developers were found to have obtained OCs through dubious means, leading to the construction of substandard and potentially unsafe buildings.
Developers found to be involved in fraudulent practices will face strict penalties, including heavy fines, suspension of licenses, and, in severe cases, imprisonment. These penalties are designed to deter fraudulent behavior and protect consumers.
MahaRERA has introduced a digital platform that streamlines the verification process by allowing for the digital submission of documents, real-time tracking of the verification status, and automated flagging of suspicious cases. This technology-driven approach is expected to speed up the verification process and reduce the margin for human error.
Consumers can report any suspicious activities or concerns related to their properties through a dedicated helpline set up by MahaRERA. This helpline provides a platform for consumers to voice their concerns and seek assistance in addressing any issues related to their properties.
