MahaRERA Mandates Developers to Rectify Construction Defects in Pune Flat
Pune, 22nd November 2025: MahaRERA has directed promoters V.R. Kulkarni and Associates and S.R. Kulkarni Developers to rectify leakage and other construction defects in a flat within 30 days, following a complaint filed by homebuyer Amit Shah, a member and former chairman of Meghdoot Tower Co-operative Housing Society.
In its order, the Authority noted that photographs submitted by the complainant clearly showed leakage inside the flat, establishing a deficiency in construction. MahaRERA instructed the promoters to carry out repairs in a manner that ensures the defects do not recur in the future.
Shah had also sought additional reliefs related to lift defects, installation of back-feeder cables to transformers, provision of lift cameras, and construction of amenities such as the gym, clubhouse, and swimming pool. He further requested compensation for alleged failure to fulfil obligations under the RERA Act and the sale agreement.
However, MahaRERA observed that these issues fall outside the scope of an individual complaint and cannot be adjudicated in the present proceeding.
Shah said he had repeatedly made written and oral requests to both promoters but received no response, prompting him to approach MahaRERA. “The complaint has been partially allowed by the Authority. I will explore further legal options,” he added.
