Real Estate Mumbai:Mahindra Lifespace Developers Ltd (MLDL), the real estate and infrastructure arm of the Mahindra Group, has been chosen to redevelop two society projects in Chembur, Mumbai. The projects, spanning 2.6 acres and 1.8 acres, carry a combined development potential of approximately ₹1,700 crore.

According to MLDL, the redevelopment will bring modern, sustainable homes with enhanced amenities and better connectivity. “Redevelopment continues to play a crucial role in our growth strategy. It allows us to introduce high-quality residential projects in areas with strong demand. We are grateful for the trust placed in us by the societies, and we are excited to contribute to the growth story of Chembur,” said Vimalendra Singh, Chief Business Officer, Residential, MLDL.

Chembur, a strategic location linking the city’s business districts with the eastern suburbs, is set to benefit from recent regulatory changes that permit higher redevelopment potential. The projects are situated just 1.5 km from the Eastern Freeway, providing easy access to Thane, Navi Mumbai, and other parts of the city. The upcoming Diamond Garden Metro Station on Line 2, along with nearby Monorail and Railway networks, will further enhance connectivity. Business hubs such as BKC and Powai are also within easy reach, as noted by MLDL.

The Chembur projects are part of MLDL’s expanding redevelopment portfolio in Mumbai. In June, the company was appointed for the redevelopment of a housing society in Mulund (West) with an estimated potential of ₹1,250 crore. Earlier in April, MLDL was chosen for two residential societies in the Lokhandwala Complex, Andheri West, valued at around ₹1,200 crore. In February, it secured a redevelopment project worth ₹950 crore in the same area, and also partnered with Livingstone Infra for a cluster redevelopment in Mahalaxmi with a gross development value of ₹1,650 crore.

Mumbai’s society redevelopment market has been growing rapidly. According to Knight Frank India, ongoing projects across the MCGM region are expected to add 44,277 new homes as free-sale components worth ₹1.31 trillion by 2030. This growth reflects the increasing demand for modern, sustainable living spaces in Mumbai’s key neighborhoods.
