MHADA Announces First-Come, First-Served Sale of 118 Affordable Flats in Mumbai
The Maharashtra Housing and Area Development Authority (MHADA) announced on February 16, 2026, that online applications for 118 affordable homes in Mumbai will begin on a 'first-come, first-served basis' from February 17, 2026. This initiative aims to provide affordable housing options to the residents of Mumbai, particularly in the suburbs and South Mumbai.
According to MHADA, the online application registration process will start on February 17, 2026, at 11:00 AM on MHADA's official website, https://bookmyhome.mhada.gov.in. The flats are available in various areas including Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri.
The prices of the flats vary significantly, with the most expensive flat in South Mumbai's Tardeo priced at over ₹8 crore, while the least expensive flat is priced at ₹38 lakh. MHADA stated that these flats were initially offered through lotteries but remained unsold for various reasons and have now been put up for sale under the first-come, first-served (FCFS) scheme.
The process of submitting the online application, paying the security deposit and application fee, and selecting the flat will begin on March 4, 2026. After finalizing a flat, the applicant must pay 10% of the flat’s sale price within 48 hours.
Criteria for Applying for MHADA Flats on FCFS Basis
According to MHADA, the applicant must be at least 18 years old on the date of application submission and must be an Indian citizen. The housing authority also requires a Domicile Certificate of the state of Maharashtra, which must have been issued after January 2018 and must have a barcode.
If the applicant is single, their own Aadhar card/PAN card will be required. If the applicant is married, the Aadhar card/PAN card of the spouse will be required. If the applicant is divorced, a certified copy of the judgment of the competent court or a copy of the appeal if filed (the possession of the flat will not be given without a copy of the final judgment) will be required.
MHADA Lottery 2026 in Mumbai
The MHADA is expected to put 5,000 affordable homes on the market in Mumbai over the next two to three months. Of the total number of units, around half will come up for sale in the Goregaon area of Mumbai. These units are expected to cater to a mix of economically weaker sections (EWS), lower-income groups (LIG), middle-income groups (MIG), and high-income groups (HIG) across several locations.
If homebuyers wish to take a housing loan from a financial institution, they must upload the pre-sanctioned letter from the concerned institution using their login ID. After this, a No Objection Certificate (NOC) will be issued by the office in the name of the bank through the applicant’s login ID. Upon full payment of the flat price and stamp duty, the allotment and possession letters will be issued.
