MHADA Lottery 2026: Draw for 2,500 Affordable Homes in Mumbai Announced
The Maharashtra Housing and Area Development Authority (MHADA) is gearing up to announce its annual lottery for approximately 2,500 affordable homes in Mumbai. The announcement is scheduled to take place within the next 10 days, according to Milind Borikar, CEO of MHADA's Mumbai Board.
These homes will be distributed across various parts of the city, ensuring a wide range of locations for potential applicants. The lottery is designed to cater to a diverse mix of income groups, including economically weaker sections (EWS), lower-income groups (LIG), middle-income groups (MIG), and high-income groups (HIG).
Under the EWS category, individuals with a family income of up to ₹6 lakh per annum can apply for a home. Those with an income between ₹6 lakh and ₹9 lakh can apply under the LIG category. For the MIG category, the income range is between ₹9 lakh and ₹12 lakh, while those with a family income above ₹12 lakh per annum can apply under the HIG category.
The MHADA lottery is a government-run housing allotment system in the state of Maharashtra that offers affordable homes to different income groups through a computerized draw. This annual event is conducted by MHADA in cities such as Mumbai, Pune, Thane, Nashik, Nagpur, and several others. The lottery aims to provide housing solutions to a wide spectrum of the population, ensuring that affordable homes are accessible to those who need them the most.
In 2024, MHADA offered more than 2,000 affordable homes priced between ₹29 lakh and ₹6.82 crore. The apartments in the high-income group were offered in the range of ₹1 crore to ₹6 crore and above. These homes were located in prime areas such as Andheri, Antop Hill, Juhu, Goregaon, Tardeo, Vikhroli, and Powai, among others. The most expensive unit offered in the 2024 lottery was a 1,500 sq ft apartment in the Tardeo area of south Mumbai, valued at ₹6.82 crore.
Despite the significant offerings in 2024, the MHADA did not conduct its annual Mumbai lottery in 2025. However, the authority is now back on track with the 2026 lottery, which is expected to bring hope to many aspiring homeowners in the city.
The MHADA has been the nodal agency for providing affordable housing in the state of Maharashtra since its establishment in 1977. As of November 2025, MHADA has constructed 5.27 lakh dwelling units in Maharashtra, according to data shared by the Maharashtra government Economic Survey 2025-26. This consistent effort to provide affordable housing has been a cornerstone of the state's urban development strategy.
