Real Estate Mumbai:Mumbai is gearing up to combat its notorious air pollution problem, and the BMC is taking no chances. After last year's sharp decline in air quality, the civic authorities are cracking down on real estate developers to ensure they adhere to the Mumbai Air Pollution Mitigation Plan.

During a recent meeting with developers, the BMC urged them to comply with 27 guidelines aimed at reducing pollution. The plan, released in March 2023, was made mandatory for private construction sites and infrastructure projects starting October 25, 2023.

Special squads in all 24 administrative wards will conduct daily inspections of construction sites to ensure compliance. So far, 96 squads have inspected their areas and issued notices to sites that failed to implement mitigation measures.

Regular inspections and actions against violators have sent a strong message to developers, prompting many to adopt measures to prevent pollution, said a BMC official. However, with the air quality index expected to deteriorate from October to January, the BMC is taking no chances.

Additional Municipal Commissioner Ashwini Joshi emphasized the need for proactive implementation of the guidelines. We have instructed developers to start mitigation measures at their construction sites. Areas identified as heat hotspots, where temperatures are two–three degrees Celsius higher, need to be localized with a specific plan.

The guidelines require construction and infrastructure sites to erect metal sheets around their periphery, cover buildings under construction with green cloth, jute sheets or tarpaulin, and ensure continuous spraying of water during demolition. CCTV cameras must also be installed.

Sites that fail to comply will be served notices, sealed, or have work halted until corrective measures are taken. Every morning, the BMC washes the city's busiest roads to settle dust particles.
