Mumbai Slum Redevelopment: Over 50 Developers Show Interest in BMC Projects
Real Estate Mumbai:Over 50 top real estate firms have shown interest in redeveloping slums on BMC plots. In a recent pre-bid meeting, leading developers discussed the conditions set by the BMC, including redevelopment incentives and provisions. They also raised concerns about typical challenges faced during such projects.

On May 10, the BMC invited Expressions of Interest (EOI) from developers for redeveloping 64 slum rehabilitation projects on municipal land under Regulation 33(10) of DCPR-2034. Leading real estate players like Wadhwa Group, Rustomjee, Dosti Realty, JSW Realty, DHS Group, Jalaram Developers, Nilyog Developers, Asha Developers, and Chandak Realty have shown interest. Developers raised key concerns, including the need for accurate slum household surveys to determine eligibility and greater flexibility in land reservations, which currently restrict the buildable area for redevelopment.

Some of the slum clusters are located in Shimpoli in Borivli, Goregaon East, Malad East, Lower Parel, Dindoshi, Wadala, Govandi, and Ghatkopar. Developers will be responsible for the entire process—from conducting slum surveys and preparing redevelopment plans to securing permissions, constructing both rehabilitation and sale units, and managing post-occupancy maintenance. As per the public notice, developers with prior experience in slum or housing rehabilitation and who meet the necessary technical and financial criteria will be considered.

The BMC said the notice aims to create public awareness, attract capable developers, and further an inclusive redevelopment agenda for the city. The last date for bid submission is June 10, with eligibility and technical bids to be opened the same day. Technical evaluation will conclude by June 17, followed by the opening of financial proposals.
