Mumbai vs Dubai: A Content Creator's Take on Real Estate and Urban Living
A Dubai-based content creator has sparked a lively discussion on social media after sharing his thoughts on Mumbai’s property market and comparing it with living conditions in Dubai. Zaki Mogra, who recently spent four days in Mumbai, posted a video on Instagram outlining his observations on housing costs, infrastructure, and the overall urban experience in the city.
In the video, Mogra stated that Mumbai remains among the most expensive cities globally for real estate. He noted that certain residential properties are priced at levels comparable to, or even higher than, parts of central London when measured per square foot.
“So I’ve been in Mumbai for the last four days and honestly it’s made me realise how lucky we are to live in Dubai,” he said. Mogra added that while property prices are high, the external environment around some residential buildings does not always reflect the cost.
“Mumbai is one of the most expensive cities in the world to buy property. Some apartments here are pricier per square foot than parts of central London. But when you actually step outside the building, the surroundings, they just don’t match what you’re paying for,” Mogra said.
Comparison with Dubai
Mogra went on to compare Mumbai with Dubai, highlighting differences in urban planning and infrastructure. He referred to public facilities and city design in Dubai as being more structured.
“Now think about Dubai. Everything being built there is genuinely designed to make life better. The metro, the parks, beaches, the schools, the roads. It feels like the city is being built around you and not the other way around,” he said.
He also spoke about property purchasing models in Dubai, stating that buyers often have access to staggered payment options. In some cases, buyers are able to spread payments across several years without interest, reducing the need for large upfront investments.
“Dubai isn’t just a nice place to live. It’s honestly one of the only cities in the world where the lifestyle, the infrastructure, and the way you can actually get into the property market all line up. That’s rare, and I think a lot of people are sleeping on it,” he added.
In the caption accompanying the video, Mogra wrote, “Mumbai. One of the most expensive real estate markets in the world. But why?” He also said the visit had altered his perspective on Dubai’s urban environment. “Four days in Mumbai gave me a whole new appreciation for Dubai. It’s easy to take it for granted when you’re there every day,” he wrote.
He further referred to Dubai’s housing access model, stating that “the payment plans change everything” and that buyers are “entering at a fraction of the cost.”
