Real Estate Mumbai:Mumbai: The first flyover of Mumbai’s ambitious Goregaon–Mulund Link Road (GMLR) project is expected to be ready for public use by May 2026, according to the Brihanmumbai Municipal Corporation (BMC). The six-lane structure, which spans 1.2 kilometres, begins near Dindoshi Court and stretches to the edge of Sanjay Gandhi National Park (SGNP), where a twin tunnel system will take over to carry traffic underground.

This marks the first phase of the 12.2-kilometre-long GMLR corridor, aimed at easing east–west travel across the city. Of the 31 pillars required for the flyover, 27 have already been completed. Officials say the west-bound section is on track to finish by January 2026, while the east-bound side will follow by April 2026, as per a report by Times Property.

To improve pedestrian safety and traffic flow, elevated walkways and a circular intersection are also being built as part of the flyover design.

Tunnel Work to Begin in 2026

Following the completion of the flyover, construction will move underground with the excavation of two parallel tunnels beneath SGNP. Each tunnel will range from 6 to 6.65 km in length. Work is scheduled to begin in early 2026 after the installation of two tunnel boring machines (TBMs).

The first TBM will begin drilling shortly after assembly, while the second, expected to arrive in December 2026, will begin operating at the same time. The tunnels will run at depths varying from 20 to 160 metres and will be equipped with safety features including CCTV, fire protection systems, utility ducts, and rainwater drainage.

Tunnel excavation is expected to be completed by 2028, with full operation of the GMLR corridor targeted for 2029.

Travel Time to Drop Significantly

Currently, travelling between Goregaon and Mulund during rush hour can take up to 90 minutes. With the GMLR in place, that commute is expected to shrink to just 25 minutes. The road will directly connect the Western Express Highway in Goregaon to the eastern suburb of Mulund, providing a quicker alternative to existing routes.

Progress and Budget Overview

A launch shaft for the TBMs is nearing completion and will be used to lower the machines before excavation begins. Recently, Mumbai’s Municipal Commissioner, Bhushan Gagrani, inspected the GMLR construction site and also reviewed progress on the Versova–Bhayander section of the city’s coastal road project.

The GMLR project is being developed at an estimated cost of ₹14,000 crore. Of this, ₹6,600 crore has been set aside for tunnel work alone. The flyover represents Phase 1 of the plan, while the twin tunnels will be the most technically complex and vital component.

Real Estate Boost Expected

The improved connectivity is expected to benefit real estate markets in several Mumbai suburbs. Areas along the GMLR route — including Goregaon, Malad, Borivali, and Mulund — are likely to see rising demand for residential and commercial properties. Experts believe Mulund, in particular, will become a sought-after location due to its faster access to western suburbs.
