We are navigating a challenging global environment, with conflicts and inflation affecting economies worldwide. Despite these headwinds, Telangana remains resilient. Our focus is to position the state as a leader in organized urban development, aligning real estate growth with Telangana’s goal of a $3 trillion economy by 2047. We aim to simplify building approvals to reduce project delays and promote professional leadership in the sector by corporatizing the industry, fostering ethical practices, and creating opportunities for young leaders and women entrepreneurs.
Real estate growth must complement the state’s infrastructure expansion while embracing sustainability, with the long-term vision of a net-zero carbon industry by 2047. We also emphasize direct engagement between developers and policymakers to resolve site-specific issues efficiently. Naredco Telangana continues to act as a bridge between the industry, government, and customers, promoting transparency, modern construction practices, and ethical standards to ensure a secure and inclusive real estate ecosystem.
How do you plan to address the challenges facing affordable housing in Telangana?
To boost affordable housing, we are advocating for an increase in the home loan interest deduction from Rs2 lakh to Rs10 lakh, alongside a dedicated national policy for funding and rental housing. We are pushing for rationalized taxation with 1 per cent GST and lower stamp duty on low-cost housing, easier access to finance for both buyers and builders, and fast-track approvals for affordable housing projects. These measures aim to increase demand and make housing more accessible.
What strategies will you implement to attract more investment into the Telangana real estate sector?
We plan to attract investment by promoting stable, long-term regulatory frameworks that provide predictability for global investors. Naredco Telangana organizes property shows, such as the 16th Property Show at HITEX from October 30 to November 1, 2026, which connect investors with local projects. We are urging banks and the government to link disbursements to construction progress rather than sales targets, ensuring liquidity and timely project completion. Transparency through market research and institutionalized dispute resolution via mediation and arbitration will foster trust in the sector.
Hyderabad is being marketed as a global hub for Global Capability Centres and residential growth, benefiting from world-class infrastructure and incentives that attract talent and create a resilient, thriving real estate market.
How do you see the role of technology and digitalization in transforming real estate in the state?
Technology is central to transforming real estate. We are implementing single-window IT systems for approvals, adopting advanced construction technologies to reduce timelines and costs, and promoting tech-driven GST and RERA compliance. Digital platforms are being used for virtual property tours and marketing campaigns, while data-driven insights guide investment decisions. Workforce upskilling is also a priority through digital initiatives, ensuring that workers are prepared for modern construction methods.
What measures are being planned to ensure faster approvals and regulatory support for developers?
We are creating clear guides on approval timelines to ensure accountability and advocating for the integration of all urban bodies under RERA to synchronize compliance. Linking bank funding to construction milestones and ensuring that permits issued by one agency are honored by all relevant authorities will further streamline processes and reduce bottlenecks, facilitating faster project delivery.
How will Naredco Telangana support sustainable and green construction practices?
Through initiatives like Shashwat Nirman, we are promoting eco-friendly development and collaborating with IGBC to certify green buildings. Our long-term goal is a net-zero carbon real estate sector by 2047, integrating renewable energy such as rooftop solar and energy-efficient systems. We are committed to inclusive, climate-appropriate designs accessible to the elderly and disabled, and sustainability incentives are being offered through reduced building permit fees and property taxes.
What initiatives will you introduce to improve transparency and professionalism in real estate dealings?
All members are required to adhere to Naredco’s ethical code of conduct, while unorganized players are being brought under formal regulation to ensure compliance and quality. Consumer grievance platforms and mandatory project registration for larger developments enhance transparency, and regular management development programs educate developers, promoting professionalism across the sector.
How do you plan to engage with first-time homebuyers and the younger demographic?
We focus on first-time buyers through property expos, financial literacy programs, and active engagement on digital platforms. Promoting primary demand from young skilled professionals, we encourage developers to offer amenities such as wellness spaces and co-working areas, catering to the preferences of younger residents and making homeownership more accessible and appealing.
How do you envision collaboration between Naredco Telangana and government bodies to boost infrastructure development?
Collaboration with government is central to our vision. Naredco Telangana acts as an advisory and execution partner for transformative projects aligned with Vision 2047. Key initiatives include the Musi River redevelopment, integrating Metro Rail with new economic zones like Bharat Future City and Mucherla, and supporting smart city projects that attract global leaders in AI and green technology. We ensure real estate growth follows infrastructure expansion, such as the Regional Ring Road and high-speed rail, creating balanced, livable, and sustainable urban ecosystems for all residents.
