Maharashtra RERA data for April shows Navi Mumbai recorded 45 new project registrations, with Ulwe and Kharghar together accounting for more than half of the filings. This marks a notable uptick in new supply across the node.

Ulwe emerged as the top micro-market for fresh registrations, followed closely by Kharghar. These areas are seeing strong demand from homebuyers looking for affordable and mid-segment options near the upcoming Navi Mumbai International Airport.

The operational Navi Mumbai International Airport and the Atal Setu trans-harbour link have improved access to the region. Better connectivity is prompting developers to accelerate project launches, especially in locations that offer quick commute to the airport and business districts.

Developers are increasingly launching compact 1 and 2 BHK apartments to cater to airport employees and young professionals. These smaller configurations are being positioned as cost-effective options with modern amenities, aligning with the demand from first-time buyers and investors.
