PMC Approves 5% Increase in Pune Property Tax Reasonable Rent Rate

Pune, 13th March 2026: The Pune Municipal Corporation (PMC) has decided to increase the reasonable rent rate used for property tax calculation by five per cent from April 1. The decision has been approved by the Municipal Commissioner and will be implemented from the new financial year.

Following the increase, property tax on newly assessed properties will rise slightly. However, the civic administration said the hike is marginal and is expected to help increase the corporation’s revenue to some extent.

As per the Maharashtra Municipal Corporation Act, the reasonable rent rate is fixed per square foot per month. The city has been divided into 53 zones and around 600 divisions. Rates are determined for different types of properties, including residential buildings, commercial establishments, and parking spaces.

At present, the reasonable rent rate for residential properties ranges from ₹2.50 to ₹5 per square foot depending on the zone. For commercial properties, the rate ranges from ₹4.50 to ₹14 per square foot.

With the five per cent increase, if the rent rate in a particular zone is ₹3 per square foot, it will rise by 15 paise to ₹3.15 per square foot.

Deputy Commissioner of the Tax Collection Department Ravi Pawar has appealed to property owners to get their properties assessed if they have not yet paid property tax, have carried out additional construction, have vacant land, or have changed the usage of their property.
