Pune Luxury Housing Outpaces Affordable Segment

2026-10-11 · GeoSquare News Scraper

Pune's real estate market is no longer witnessing a broad-based boom. Instead, demand is increasingly concentrated at the top end, with luxury homes outperforming the affordable segment by a wide margin. This divergence is reshaping buyer preferences and investor strategies across the city.

Luxury segment leads the charge

Data from recent quarters shows that premium properties in localities like Baner, Kalyani Nagar, and Kharadi are seeing faster sales and higher price appreciation. Developers are responding by launching more high-end projects, while the supply of budget-friendly homes remains constrained. This tilt towards luxury is driven by a mix of HNIs, NRIs, and professionals seeking larger, better-equipped residences.

Affordable housing loses momentum

In contrast, the affordable segment is facing sluggish demand despite government incentives. Rising land costs and input prices have pushed many mid-range projects into the premium bracket, leaving first-time buyers with fewer options. As a result, the gap between what is available and what is affordable is widening, especially in the peripheral suburbs.

What this means for buyers and investors

For investors, the current trend suggests focusing on luxury micro-markets with strong rental demand and capital appreciation potential. However, the affordable segment may offer long-term value once supply catches up. Buyers should evaluate project viability, location advantages, and developer track records before committing.
