US Green Card Curbs: A Boost for Pune's GCC and Premium Housing?

2026-10-11 · GeoSquare News Scraper

The recent tightening of US green card rules is set to reshape India's tech employment landscape, and Pune is likely to be a key beneficiary. As skilled professionals reconsider long-term plans abroad, Global Capability Centres (GCCs) are expected to expand their Indian operations, with Pune emerging as a preferred hub for office space and premium housing demand.

Why GCCs Are Doubling Down on Pune

Pune's established IT corridors—Hinjewadi, Kharadi, and Baner—already host dozens of GCCs for multinational firms. With visa uncertainty prompting more senior tech leaders to stay back, companies are accelerating their hiring and office expansion in these zones. Industry estimates suggest that GCC leasing in Pune could rise by 15–20% over the next two years, driving demand for Grade-A office spaces.

Premium Housing Demand to Surge

The ripple effect on residential real estate will be most visible in tech-driven employment belts. Senior professionals who would have earlier migrated are now likely to invest in premium apartments and villas near their workplaces. Localities such as Wakad, Tathawade, and Undri are witnessing increased enquiries for 3 and 4 BHK units, with prices in the ₹1.5–3 crore bracket seeing steady traction.

Developers are also recalibrating their project pipelines, adding more large-format homes with modern amenities to cater to this returning talent pool. While the overall market remains stable, the green card policy shift is being viewed as a medium-term positive for Pune's residential and commercial segments.
