Pune University Area Realty Stays Steady Amid Campus Protests

By GeoSquare News Desk · Published 2026-10-30

As student groups at Savitribai Phule Pune University (SPPU) gear up for a 'Save University Democracy' protest from November 2, property stakeholders in the surrounding residential belts report no immediate impact on the real estate market. Areas such as Kothrud, Karve Nagar, and Erandwane continue to see steady enquiries for both sale and rental properties.

Why the Market Remains Unfazed

Local brokers attribute the resilience to the area's strong infrastructure fundamentals. The ongoing Pune Metro work and planned road widening along the university stretch have kept investor interest alive. Many homebuyers view the presence of a large educational institution as a stabilising factor, ensuring year-round rental demand from students and faculty.

Rental Demand Holds Firm

Shared apartments and studio flats near the university remain in high demand, with monthly rents for a 1BHK ranging between Rs 15,000 and Rs 22,000. A senior broker from Kothrud said, 'The protest is a routine affair; it does not alter the long-term value of living next to a premier university.'

Law-and-Order Perception

Interestingly, some buyers have noted that the university's strict approach to maintaining peace on campus could be seen as a positive signal for disciplined neighbourhoods. Property consultants say this perception, coupled with upcoming commercial projects along the SPPU stretch, is likely to keep price appreciation in the 4-6% range this financial year.
