Pune's Urban Expansion: Ring Road and Purandar Airport Projects Boost Connectivity and Real Estate Growth
Pune is entering a pivotal phase of urban expansion as two major infrastructure initiatives, the Pune Ring Road and the proposed Purandar International Airport, gain traction. These projects are expected to reshape the city’s peripheral areas, enhance connectivity, and provide new pathways for residential and industrial development over the next decade.
Construction on the Pune Ring Road is progressing steadily, linking central Pune with emerging suburbs including Hinjewadi, Chakan, Moshi, Wagholi, and Ambegaon. Officials note that improved road connectivity is already easing traffic congestion while encouraging investment in peripheral neighbourhoods. “The Ring Road is a catalyst for balanced urban growth, enabling both residential and commercial development across the city’s outskirts,” an urban infrastructure planner said.
Meanwhile, the Purandar Airport project has overcome key hurdles, with approximately 95% of affected landowners agreeing to compensation and acquisition terms. The proposed airport site, spanning Pune’s southern periphery, offers suitable terrain and logistical advantages, potentially enabling the airport to be operational within three to three-and-a-half years. State authorities project that the airport could increase Pune district’s GDP by nearly 2%, boost cargo and passenger connectivity, and attract new industrial investment.
The real estate sector is already responding. Residential demand has surged in Wagholi, with property values climbing up to 80%, while suburbs such as Hinjewadi and Moshi continue to expand steadily. Areas surrounding the airport, including Kondhwa, Hadapsar, Fursungi, Undri, and Pisoli, are witnessing increased housing developments and rental interest. Analysts observe that proximity to upcoming metro lines further strengthens the appeal of these neighbourhoods, reflecting a growing preference for well-connected urban living.
Urban mobility is a key factor in this transformation. Metro expansions and road improvements are projected to integrate seamlessly with these projects, enabling multi-modal transport networks that support Pune’s outward urban growth. City planners emphasise the importance of combining transport, land use planning, and sustainable infrastructure to ensure inclusive and low-carbon expansion.
With land acquisition expected to conclude next year and both road and airport projects advancing, Pune is transitioning from a centralised city hub into a multi-node urban ecosystem. Experts highlight that effective planning, functional decentralisation, and strategic investment will be critical in ensuring that this growth translates into equitable economic and social benefits, rather than uneven development.
