Bollywood Star Leases Pune Luxury Flat At Rs 4.8 Lakh/Month

By GeoSquare News Desk · Published 2026-10-17

A luxury apartment in Pune has been leased for a total of Rs 1.75 crore over a three-year lock-in period, making it one of the largest residential rental transactions recorded in the city's upmarket micro-markets this year.

Deal at a glance

Spread across a 36-month term, the lease works out to roughly Rs 58.3 lakh a year, or about Rs 4.83 lakh per month. Such deals are typically structured with a token deposit running into several crore and annual rent escalations of 5-10 per cent, standard practice for premium lease contracts in western India.

Pune's premium rental market

Pune's luxury rental segment has hardened considerably, driven by corporate transfers, senior expatriate postings and a growing cohort of high-net-worth buyers who prefer leasing before committing to a purchase. Areas such as Koregaon Park, Kalyani Nagar, Baner, Viman Nagar and the IT corridors along Hinjawadi continue to command the steepest rents, with furnished 4-BHK and villa configurations seeing the strongest demand.

What it means for investors

Monthly rents near the Rs 5 lakh mark imply gross rental yields in the range of 2.5-3.5 per cent on a luxury asset valued between Rs 15 crore and Rs 20 crore — above the 2-2.5 per cent typically seen in Mumbai's prime belt. For Maharashtra investors, this points to Pune's upscale rental stock offering comparatively better income potential alongside steadier capital appreciation.

Wider portfolio trend

The transaction also reflects a broader pattern of celebrity and corporate money moving into branded and institutional-grade housing projects. Recent land acquisitions by developers of national standing in and around Pune have added impetus to this segment, bringing in organised township formats that attract long-stay, high-value tenants.

For buyers weighing Pune's premium market, the takeaway is straightforward: scarcity of ready, large-format luxury inventory keeps both rents and capital values firm, while lease structures with built-in escalation protect the landlord's yield through the term.
