Raymond's Strategic Move: Vertical Demerger of Real Estate Business
Real Estate News:Raymond, a prominent business conglomerate, has announced a significant strategic move by vertically demerging its real estate business into a wholly-owned subsidiary, Raymond Realty (RRL). This decision comes as the real estate business has achieved substantial scale, with a revenue of Rs 1,593 crore in FY24, making it an opportune time to operate as a separate entity.

The demerger, subject to statutory approvals, will enable Raymond and Raymond Realty (RRL) to function as separate entities within the Raymond Group. Raymond Realty boasts an impressive portfolio, with around 100 acres of land in Thane, featuring approximately 11.4 million sq. ft. of RERA-approved carpet area. Currently, about 40 acres of land is under development, with five ongoing projects worth Rs 9,000 crore. Moreover, there is an additional potential to generate more than Rs 16,000 crore, resulting in a total potential revenue of over Rs 25,000 crore.

Adopting an asset-light model, Raymond Realty has recently launched its first JDA project in Bandra, Mumbai. Furthermore, the company has signed three new JDAs in Mahim, Sion, and another in Bandra East, which will contribute to a combined revenue potential of over Rs 7,000 crore from four JDA projects in the Mumbai Metropolitan Region (MMR).

This strategic move is expected to bring about significant growth opportunities for both Raymond and Raymond Realty, allowing them to focus on their respective core businesses and expand their presence in the market.
