RBI Hikes Repo Rate 25 bps: Impact on Maharashtra Housing Demand

By GeoSquare News Desk · Published 2026-10-09

The Reserve Bank of India has raised the repo rate by 25 basis points, a move that comes squarely in the middle of the festive season — traditionally the busiest window for residential bookings in Mumbai, Pune, Nashik and Nagpur. Developers and housing finance companies say the increase is marginal and unlikely to derail the recovery in residential sales.

What a 25 bps hike means for your EMI

Banks typically pass repo changes on to borrowers with a lag of a few weeks to two months. On a home loan of ₹50 lakh over 20 years, an additional 25 bps in the interest rate translates to roughly ₹800–₹850 more per month, or about ₹2 lakh over the full tenure. For most buyers in the ₹60 lakh–₹1.5 crore bracket, this is an incremental rather than a deterrent cost.

Festive demand holding firm

Realty players report that enquiry levels and site visits across Maharashtra's gated township and redevelopment projects remain steady. The consensus is that demand is now driven more by employment stability, wage growth and readiness to book rather than by marginal interest-rate swings. Developers have also been leaning on subvention and odd-day schemes to soften the rate impact for ready and under-construction inventory.

What buyers and investors should do

Prospective buyers should compare lending rates across banks, consider a marginal-cost-linked floating rate, and factor in at least two further rate cycles before fixing tenure. Investors tracking rental-yield assets in Mumbai's suburbs and Pune's IT corridors should model cash flows on a rate buffer of 50–75 bps rather than today's headline rate.

Overall, market observers expect the festive quarter to close with sales volumes broadly in line with last year, with any softness concentrated in the ultra-luxury segment rather than the mid-income and affordable categories that drive Maharashtra's volumes.
