Real Estate Developer Fined Rs 46.5 Lakh for Road Collapse in Bhayandar

Real Estate Mumbai:A real estate developer has been slapped with a hefty fine of Rs 46.5 lakh by the Mira-Bhayandar Municipal Corporation (MBMC) after a recently constructed concrete road caved in on May 17 near RNA Builder’s project site in Indralok, Bhayandar East.

The cave-in occurred during piling work for a new building, allegedly due to the developer’s negligence. No casualties were reported. MMRDA had made Builders responsible for the incident, but MBMC had not taken any action until now. Newsband had published a detailed report on June 17 about the issue.

MBMC, in its order, held the builder responsible for the incident. MBMC Commissioner Radhabinod Sharma directed the developer to deposit the penalty amount with the town planning department. He also instructed that a new work plan must be prepared and approved by IIT or VJTI and further sanctioned by MMRDA within a month.

The road reconstruction is to be completed under MMRDA’s supervision, but no responsibility has been assigned for future maintenance. “The developer must first complete the piling work for the building. Only then will the municipal construction department proceed with laying pipelines for roads, drainage, and drinking water,” said Sharma. A five-month deadline has been given for the completion of all work.

An internal MBMC evaluation pegged total damages at over Rs 4 crore. The imposed fine accounts for 10% of the estimated loss. An MMRDA report revealed the use of substandard materials, replacing concrete flooring with rubble (Rabbat), and had earlier warned MBMC that any future repairs would not be undertaken by the agency.

Congress Mira-Bhayandar’s Social Media head Deepak Bagri, who filed a complaint with the authorities, expressed dissatisfaction. He said, “A criminal case should have been registered against the builder for negligence leading to damage of public property. Eight such accidents have occurred in the past three months, yet no officials have been held accountable.” Bagri also questioned, “Who will repair the road if it deteriorates again? The order fails to answer that.”
