The space has been leased across multiple units on the ground floor of building C1 of Global Logistic Park through agreements with four individual landlords. The combined monthly rent for the entire space stands at nearly Rs 20 lakh, along with a security deposit of nearly Rs 40 lakh. The agreements carry a tenure of 24 months with a 12-month lock-in period. The handover took place in September, and the lease included a 30-day rent-free fit-out period, as shown in documents accessed through CRE Matrix, a realty data analytics platform.

As per the agreements registered on October 31, rentals are set to escalate by 5% after the first year, indicating a structured long-term commitment. This is the second such transaction concluded by Scootsy since July when it leased 5.8 lakh sq ft of space in Bhiwandi, marking one of the largest warehousing lease transactions in India this year.

Swiggy, in a regulatory filing earlier this year, said it had approved an investment of up to Rs 1,000 crore in Scootsy through a rights issue. The funds will be used for working capital and other expansion-related capital expenditure. Scootsy, originally launched in 2015 as a premium hyperlocal delivery brand and later acquired by Swiggy in 2020, has been strengthening its last-mile and mid-mile logistics infrastructure as quick commerce continues to expand across major consumption markets.

The move towards larger-format warehousing signals a shift from smaller dark-store-led fulfillment to centralized distribution hubs that can support higher volumes and regional scaling. Bhiwandi, widely regarded as Mumbai’s primary warehousing hub, continues to be one of the most active logistics micro-markets. The region has seen multiple large commitments in recent months, with long-term leases by occupiers such as 20Cube Logistics, Flipkart, and Amazon, reflecting sustained institutional demand.
