Real Estate Mumbai:Shah Rukh Khan may be best known today for his landmark bungalow Mannat in Mumbai’s Bandra, but that wasn’t the first home he owned in the city. Long before he became the “King of Bollywood” with a sea-facing mansion worth thousands of crores, SRK bought a simple flat right after his marriage to Gauri Khan – and it still holds value for him.

In 1991, soon after his wedding, Shah Rukh purchased a 4 BHK sea-facing apartment in Shree Amrit Society, Carter Road, Bandra. Located just a short drive from Salman Khan’s Galaxy Apartments, the flat was his very first property in Mumbai. A decade later, in 2001, SRK upgraded to the now-iconic Mannat.

That original flat, however, is undergoing redevelopment. By 2027, he will get back a 2,800 sq. ft. apartment – 155% bigger than his original home. Developers estimate that the redeveloped property could be worth nearly Rs 42 crore, with rates in the area touching Rs 1.5 lakh per sq. ft.

The Khans have temporarily vacated Mannat, as the 27,000 sq. ft. heritage property on Bandra Bandstand is currently under repair. Originally built in 1914 as Villa Vienna, the bungalow is tagged as a Grade II(B) heritage structure. That means it carries both architectural and cultural significance.

Shah Rukh has reportedly sought approval for adding two more floors to Mannat’s annexe, which would expand the built-up area by over 600 sq. m. at an additional cost of around Rs 25 crore. Because of its heritage tag and proximity to the sea, the vertical extension requires clearance from the Maharashtra Coastal Zone Management Authority.

With Mannat under renovation, SRK, Gauri, Suhana, Aryan, and AbRam have moved into two lavish duplex apartments at Puja Casa in Pali Hill, Bandra. Together, the apartments are worth Rs 8.57 crore. They are expected to live there for at least two years, while the renovation continues.

Interestingly, the building is co-owned by producer Vashu Bhagnani. His son Jackky Bhagnani also lives there with his wife, actor Rakul Preet Singh.

From his modest 4BHK in 1991 to Mannat’s grandeur today, Shah Rukh Khan’s Mumbai journey mirrors his rise from a young newcomer to Bollywood royalty.
