Real Estate Mumbai:Veteran Bollywood filmmaker Subhash Ghai, in partnership with Crest Ventures Limited and Mukta Arts, has leased out a commercial property in Andheri West, Mumbai, which is expected to generate a cumulative rental income of approximately Rs 2.24 crore over a five-year period.

The lease agreement, reviewed by property portal Square Yards on the Maharashtra Inspector General of Registration (IGR) website, was officially registered in July 2025.

Located in the high-demand locality of Andheri West, the property sits within the Crest Mukta complex and spans a built-up area of 7,500 sq. ft. (about 697 sq. m.).

This area is known for its strategic connectivity—close to the international airport, Western Express Highway, metro, and railway station—making it a prime commercial hub in Mumbai. Andheri West is characterized by a mix of luxury residential developments and high-end commercial spaces, drawing interest from both investors and business occupants.

As per the registration documents, the lease agreement was finalized with a monthly starting rent of Rs 3.38 lakh. Over the 60-month lease tenure, the rent will see an annual escalation of approximately 5%, culminating at Rs 4.11 lakh in the final year. The total rental income over this period is projected to be around Rs 2.24 crore. The lease was registered with a stamp duty of Rs 57,500 and a registration fee of Rs 1,000, alongside a security deposit of Rs 24.66 lakh.

This strategic commercial investment complements Ghai’s residential investment earlier this year. In February 2025, Subhash Ghai and his wife Mukta Ghai purchased a premium apartment in Bandra West for Rs 24 crore, underlining their strong presence in Mumbai’s high-end real estate market.
