Real Estate Mumbai:Tata Investment Corporation has made a notable investment in the Mumbai real estate market by acquiring two office spaces in the Lodha Excelus building located in Wadala.
The transaction, valued at ₹148 crore, includes office spaces totaling 42,743 sq ft.
According to property registration documents accessed by CRE Matrix, the purchase was registered on January 10, 2025, with a stamp duty of ₹8.88 crore paid.

The two office spaces are situated on the 17th and 22nd floors of the Lodha Excelus building.
The 17th floor office space measures 21,441 sq ft and comes with 28 car parking spaces.
It was acquired for ₹74.24 crore.
The 22nd floor office space, measuring 21,302 sq ft, has 35 car parking spaces and was purchased for ₹73.75 crore.
Together, the spaces offer a total of 63 car parking spaces.

The office building, Lodha Excelus, is part of the larger Lodha New Cuffe Parade township project developed by Macrotech Developers, also known as Lodha Group.
Wadala is a strategic location with excellent connectivity to key areas such as the Bandra Kurla Complex (BKC), South Mumbai, and the western and eastern suburbs.
It also offers convenient access to highways and the Atal Setu, facilitating travel to Ulwe, Panvel, Navi Mumbai, and beyond.

The acquisition by Tata Investment Corporation underscores the growing interest in Wadala as a potential second business district in Mumbai.
The Mumbai Metropolitan Region Development Authority (MMRDA), which is the Special Planning Authority (SPA) of BKC, has been working on plans to transform the Wadala Truck Terminal (WTT) into the city’s third central business district (CBD).

Despite the significant transaction, Tata Investment Corporation did not respond to an email query regarding the purchase.
Similarly, NCP Commercial Pvt Ltd, the seller, could not be reached for comment.
