Hyderabad: The Telangana Real Estate Regulatory Authority (TG-RERA) has issued a warning to real estate developers, agents, and advertisement channels to avoid misleading homebuyers through pre-launch advertisements without valid TG-RERA registration. The authority emphasized that any attempt to attract buyers or solicit investments before obtaining formal registration is a direct violation of the Real Estate (Regulation and Development) Act, 2016.

Under the provisions of the Act, every real estate project exceeding 500 square meters and those proposing more than eight residential units must be mandatorily registered with TG-RERA. Developers are only allowed to advertise, market, or sell units after the authority has thoroughly scrutinized the project details and assigned a unique RERA registration number. This number must be prominently displayed in all promotional material.

In line with these regulations, RERA issued show-cause notices to several project entities after discovering illegal advertisements that failed to display the mandatory registration number. The entities under scrutiny included renowned developers such as Godrej Properties, Navanami Elevate Project, Vertex Viraat Project, Swargaseema Ameya Project, and Thirumala Hills, among others.

The authority observed that while some companies included the registration number, their advertisements did not fully comply with established RERA guidelines. For instance, in the case of Swargaseema Construction's Ameya project, the authority noted significant violations, such as non-compliant font sizes and the omission of the full project name. Additionally, the project was registered as a 'layout' but was misleadingly advertised as a 'full residential project'.

These actions are part of TG-RERA's ongoing efforts to ensure transparency and protect homebuyers from fraudulent practices in the real estate market.
