Thane-Bhiwandi Metro Line 5: Route and Real Estate Impact

By GeoSquare News Desk · Published 2026-11-05

The Thane-Bhiwandi Metro Line 5 is set to enhance public transport connectivity between Thane and Bhiwandi, with future extensions toward Kalyan and Ulhasnagar planned as part of the wider metro network. This corridor will pass through key locations such as Balkum, Kasheli, Kalher, Purna, Anjurphata, and Dhamankar Naka, linking seamlessly with other metro routes in the region.

Route and Connectivity

The proposed metro line will cover a distance of approximately 24.5 km, with 17 stations planned along the way. It will connect densely populated residential areas and industrial hubs, offering a faster and more reliable commute for daily travellers. The integration with existing metro lines will further ease movement across the Mumbai Metropolitan Region (MMR), reducing reliance on road transport.

Real Estate Impact

Areas along the corridor, especially those with established industrial, warehousing, and trading activity, are expected to witness significant real estate appreciation. Improved connectivity typically drives demand for both residential and commercial properties. Investors and homebuyers are likely to focus on micro-markets like Kasheli, Kalher, and Anjurphata, where property prices are still relatively affordable compared to prime Thane locations. The metro line is also expected to spur new developments, including affordable housing and retail spaces, catering to the growing population.

For property buyers, this presents an opportunity to invest early in emerging zones that stand to benefit from infrastructure upgrades. However, it is advisable to evaluate factors such as proximity to stations, existing social infrastructure, and development plans before making a purchase decision.
