The Executive Centre Expands in Mumbai and Pune with 90,000 sq ft of Premium Office Space

The Executive Centre (TEC), a leading flexible workspace operator, is ramping up its presence in western India with the addition of about 90,000 sq ft of premium office space across Mumbai and Pune. This move aligns with the increasing trend of enterprises opting for agile, experience-led formats that offer flexibility, scalability, and operational efficiency.

In Mumbai, TEC is setting up two new centres in key business districts. The first facility will be located at One BKC, spanning around 35,000 sq ft with nearly 380 workstations. This will be followed by a second centre at Raheja Tower, covering about 22,000 sq ft with roughly 240 workstations. Both locations are designed to cater to the growing demand for high-quality office spaces in the city.

In Pune, TEC will open a centre at Panchshil Business Park, spread across 32,000 sq ft and housing around 390 workstations. This new facility will primarily serve the needs of global capability centres and enterprise occupiers, reflecting the city's growing importance in the business landscape.

Paul Salnikoff, MD & CEO of The Executive Centre, commented, “Mumbai and Pune continue to present strong growth opportunities for us, supported by steady demand fundamentals. Both cities collectively account for a significant share of India’s office leasing activity. At the same time, flexible workspaces are seeing increased adoption, already contributing around 18% of overall Grade A demand and expected to grow further.”

TEC currently operates in 38 cities across 15 markets globally, providing services to multinational corporations and growth-focused enterprises. The company's expansion in Mumbai and Pune underscores its commitment to meeting the evolving needs of businesses in these dynamic markets.

According to real estate consultancy Colliers, Mumbai recorded around 9.5 million sq ft of office leasing in 2025, while Pune saw about 7.8 million sq ft. Demand across both markets is expected to remain stable in 2026, driven by the growing adoption of hybrid work models and the increasing preference for flexible workspaces. These trends are expected to further boost the share of flexible workspaces, which currently account for nearly 18% of Grade A leasing and are projected to exceed 20% in the near term.

The expansion of TEC in Mumbai and Pune not only enhances the company's footprint in western India but also supports the broader trend of businesses seeking high-quality, flexible office solutions. As the demand for managed workplaces continues to rise, TEC is well-positioned to meet the needs of a diverse range of enterprises in these key markets.
