TMC's 5,000 Affordable Homes Near Thane Metro: Apply Online

By GeoSquare News Desk · Published 2026-10-09

The Thane Municipal Corporation (TMC) has announced a large affordable housing push, planning around 5,000 homes for the Economically Weaker Section (EWS) and Lower Income Group (LIG) in locations close to upcoming metro stations in the city.

Where the homes will come up

The projects are planned as transit-oriented developments, with sites identified along the metro corridor so that low-income households get direct rail connectivity to their workplaces. TMC is expected to build the units on municipal land, with a portion delivered through development partners.

Who can apply

Eligibility will broadly follow existing EWS and LIG norms — income ceilings, proof of Thane residence and Aadhaar-linked documentation are likely to be mandatory. Reservation norms for women, orphans, senior citizens and industrial workers are expected to apply as in earlier municipal schemes.

Pricing and payment

Homes are expected to be priced well below prevailing market rates in Thane, where open-market rates in the metro belt generally range from ₹8,500 to ₹12,000 per sq ft. Allotment is likely to be through an online lottery rather than a first-come-first-served process.

How to apply

Applications will be accepted online on the official TMC portal from next month. Prospective buyers should keep income certificates, residence proof and bank details ready, as the registration window is expected to be short.

Why it matters for Thane buyers

Thane has emerged as one of the Mumbai Metropolitan Region's most active housing markets, but affordable supply has lagged demand. A 5,000-unit EWS/LIG pipeline near metro stations could ease pressure on peripheral pockets such as Kolshet, Kasarvadavali and Ghodbunder Road, and support rental demand along the corridor.
