Real Estate Mumbai:The Maharashtra government has given the green light to an ambitious Rs 96,000 crore master plan to redevelop Dharavi, Asia's largest slum. This densely populated area in Mumbai, India's financial hub, is home to close to a million people. The project, spearheaded by Navbharat Mega Developers Private Limited (NMDPL), a joint venture between the Maharashtra government’s Slum Rehabilitation Authority (SRA) and the Adani Group’s Dharavi Redevelopment Project Private Limited (DRPPL), aims to transform Dharavi into a modern, structured neighborhood with improved living conditions and infrastructure.

Construction on the Dharavi redevelopment project officially began on January 14, 2025, with initial work focused on railway infrastructure following the issuance of the first clearance certificate. The entire transformation is expected to unfold over seven years, with completion targeted by 2032.

The project covers 251.24 hectares, with 108.99 hectares allocated for housing and commercial development. The remaining land will be used for roads, infrastructure, and public services. Of the development land, 56.01% will be used for the rehabilitation of eligible residents, while 43.99% will be developed for commercial sale to help fund the project.

The plan promises the construction of 72,000 tenements, including 49,832 residential units for slum dwellers with valid claims, 8,700 renewal units for residents with tenure rights, 12,458 commercial/industrial units, and 1,010 commercial renewal units. A total of 58,532 residential and 13,468 commercial/industrial units will be constructed within Dharavi itself for eligible tenants.

The redevelopment envisions turning the current 2.5 sq km slum into a smart, structured neighborhood with several key features. Clustered industries will be established in five designated hubs for garment, pottery, leather, food, and recycling industries, protecting the livelihoods of Dharavi's residents. Social infrastructure will be enhanced with land allocated for museums, hostels, community halls, and utility services. Public amenities will be improved, with access to healthcare, schools, markets, and parks within a 5-10-15 minute walking distance from homes. Additionally, more than 80% of the population will live within 5 minutes of open public areas.

The master plan also includes a comprehensive transit overhaul. Five new access points will be created, including underpasses and new roads connecting Dharavi to major routes like T K Marg, S B Marg, and Chunabhatti-BKC Link Road. Metro Lines 3 and 11 will pass through Dharavi, making the area a key transit hub. Improved pedestrian and vehicular connections will link Dharavi to Mahim, Sion, and surrounding neighborhoods.

After the transformation, Dharavi is expected to house a population of approximately 4.95 lakh, living in modern high-rises with vastly improved quality of life. The project aims to address the challenges of urban poverty and create a sustainable, inclusive environment for Dharavi's residents.
