UP RERA Emphasizes Importance of Carpet Area Over Super Built-Up Area for Homebuyers
The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has issued a crucial warning to homebuyers, emphasizing the importance of carpet area over super built-up area when purchasing flats. According to UP RERA, the Real Estate (Regulation and Development) Act, 2016, mandates that carpet area should be the standard basis for the disclosure and sale of apartments. Developers are required to list the number, type, and carpet area of their flats on the UP RERA portal.
The carpet area reflects the actual usable space inside a residential unit, making it the most accurate measure for homebuyers to evaluate the size of a property. UP RERA stated, as quoted by news agency PTI, that buyers should base their decisions on this metric to ensure they make informed choices.
While developers are required to disclose details of exclusive balconies, verandas, and open terraces, UP RERA clarified that the law does not mandate the use of super built-up area figures. Super built-up area includes a proportionate share of common spaces such as corridors, staircases, lifts, lobbies, and clubhouses. The authority warned that relying on super built-up area can sometimes obscure the difference between the advertised size and the actual usable space inside the flat.
UP RERA urged homebuyers to verify project details, including the carpet area, on its portal before finalizing any property deal. This initiative aims to bring greater transparency to the real estate sector and shield homebuyers from misleading information.
To further clarify, carpet area is defined as the net usable floor area of an apartment, excluding the area covered by external walls, areas under service shafts, exclusive balcony or verandah area, and exclusive open terrace area. However, it includes the area covered by the internal partition walls of the apartment. This is the area where a carpet can be spread, hence the term.
On the other hand, built-up area is the total physical footprint of a property, including the thickness of walls, balconies, and other structural elements. Super built-up area, as mentioned earlier, also includes common areas like lifts, staircases, swimming pools, and gyms. The build-up area of a property will always be greater than its carpet area.
In a related development, UP RERA has also addressed concerns about a supply shortage in the real estate market. The authority reported that more than 1.15 lakh residential and commercial units are currently available for sale across the state. This information contradicts claims by some developers and brokers that prices are set to spike or that inventory is running low. UP RERA warned against such narratives, which can pressure buyers into making rushed investment decisions and may not accurately reflect market conditions.
By focusing on carpet area and providing accurate information, UP RERA is taking significant steps to protect homebuyers and ensure a fair and transparent real estate market in Uttar Pradesh.
