Lucknow, Jun 10 (PTI) The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has issued a significant advisory to homebuyers, urging them to prioritize carpet area over super built-up area when purchasing flats. This move aims to enhance transparency and ensure that homebuyers make well-informed decisions based on the actual usable living space available in residential units.

UP RERA emphasized that the Real Estate (Regulation and Development) Act, 2016, and its associated rules, have designated carpet area as the standard basis for disclosure and sale of apartments. Developers are now required to provide comprehensive details about the number, type, and carpet area of flats on the UP RERA portal. This ensures that buyers have access to accurate and relevant information.

The carpet area, according to UP RERA, is the true measure of the space available for use by the homebuyer. It includes the area within the walls of the apartment, excluding the thickness of the walls, balconies, and other communal spaces. Buyers are encouraged to evaluate residential units based on this metric to make informed decisions.

In addition to the carpet area, UP RERA mandates that developers disclose information about exclusive balconies, verandas, and open terraces attached to apartments. However, details of the super built-up area, which includes a proportionate share of common facilities such as corridors, staircases, lifts, lobbies, and club houses, are not required under the law.

"Flats are often promoted on the basis of super built-up area, which can sometimes hide the difference between the advertised size and the actual usable space available inside the flat," UP RERA stated in a press release. This discrepancy can lead to confusion and dissatisfaction among homebuyers.
