YEIDA Launches 1,000 Housing Plots Near Noida International Airport
Noida: The Yamuna Expressway Industrial Development Authority (YEIDA) is set to roll out a residential scheme near Noida International Airport (NIA) on Monday, offering 973 housing plots. This project, approved by UP Rera, comes just days after the airport’s inauguration on March 28 by Prime Minister Narendra Modi.
Officials have stated that 17.5% of the plots will be reserved for farmers whose land has been acquired for the planned development of the Yamuna area and NIA. Additionally, 5% of the plots will be reserved for businessmen who have functional industrial units in the Authority area.
The land rate is priced at Rs 36,260 per sqm, and the allotment of plots will be made through a draw. The plots are located across sectors 15-C, 18, and 24. People can register for the scheme through the Authority’s website, https://yamunaexpresswayauthority.com/, starting from Monday. The last date to apply is May 6, and the draw for the scheme is scheduled for June 18.
Yamuna Authority CEO RK Singh emphasized that this scheme aims to meet the growing demand for residential plots near the airport. “We are planning to launch two more residential plot schemes in the next three to four months to further address the demand,” Singh said. The allotment of plots shall be on a 90-year lease from the date of the lease deed.
The residential plot scheme underscores the region’s rapid urban expansion. With flight operations set to begin soon, the demand for housing is expected to rise among professionals, investors, and businesses. The plots will be available in various sizes, including 162sqm (476 plots), 183sqm (four plots), 184sqm (four plots), 200sqm (481 plots), 223sqm (six plots), and 290sqm (two plots).
According to the Authority, park-facing and green-belt locations will attract an additional 5% premium, and corner locations will also incur a 5% premium. Applicants need to submit 10% of the premium as a registration fee. If successful, this fee will be adjusted against the payable premium of the plot. For unsuccessful applicants, the registration money will be refunded.
As per the scheme, 100% of the total premium must be paid within 60 days from the date of the allotment letter. However, the payment period can be extended by a maximum of 30 days under certain circumstances.
The scheme reflects strategic planning to accommodate future population inflow and boost real estate activity. It also signals confidence in the airport-led development model, positioning the Yamuna region as a key growth corridor in the National Capital Region.
