Zomato Hyperpure, the B2B supply chain subsidiary of the food delivery platform Zomato, has secured a significant warehousing facility in Bhiwandi, a key logistics hub in the Mumbai Metropolitan Region. According to property registration records accessed through Propstack, the company has leased 246,598 square feet of space at One K Square Logistics Park for a total consideration of ₹43.90 crore over a period of more than five years.

The lease agreement was officially registered on August 26, 2025. The property, located at One K Square Logistics Park, includes a built-up area of 246,598 square feet. The monthly rent starts at ₹66.21 lakh, backed by a security deposit of ₹2.78 crore. The lease term runs from August 1, 2025, with rent obligations scheduled to commence in March 2026 and continue until July 2030. The agreement includes a clause for a 5% annual escalation in rent, which will progressively increase the total lease payout each year. The first year’s rent is fixed at ₹7.94 crore, increasing to ₹8.34 crore in the second year, ₹8.75 crore in the third, ₹9.19 crore in the fourth, and ₹9.65 crore in the fifth year.

For the transaction, Zomato paid stamp duty exceeding ₹11 lakh along with registration fees of ₹30,000. The property has been leased from Pyramine Space Private Limited, the official owner of the warehouse. Despite multiple queries, Zomato and Pyramine Space did not respond at the time of publication.

This lease marks another significant addition to Zomato Hyperpure’s logistics network, which is being expanded to strengthen supply chain operations for restaurants, cloud kitchens, and institutional buyers. Hyperpure sources and supplies fresh produce, packaged food, groceries, and other essentials directly to partners, and relies heavily on regional distribution hubs to optimize delivery and storage.

The deal in Bhiwandi follows Zomato’s recent moves in both office and warehousing segments. Earlier this year, the company, listed as Eternal Ltd in property documents, leased 84,157 square feet of commercial office space in Mumbai’s Andheri for ₹85 crore over five years. That space, spread across six units on the seventh floor of R Square, was leased from Histyle Retail Pvt Ltd (part of Runwal Realty).

In February 2025, Zomato Hyperpure also leased 253,421 square feet of warehousing space at Lodha Industrial and Logistics Park in Palava, another key logistics location in the Mumbai region. The monthly rent for that facility is recorded at over ₹85.3 lakh, with a five-year lease term beginning on February 15, 2025.

The choice of Bhiwandi is consistent with broader industry trends, as the area has emerged as one of India’s most preferred warehousing destinations. Proximity to Mumbai, relatively lower land costs, and connectivity to national highways and the Jawaharlal Nehru Port make it a critical hub for e-commerce, retail, and food logistics. Several large occupiers, including e-commerce majors and 3PL operators, have built significant warehousing footprints in the region over the last decade.

For Zomato Hyperpure, the new facility is expected to support the company’s focus on expanding its supply chain efficiency while catering to the growing demand from restaurant partners in Mumbai and surrounding markets. With the latest transaction, Zomato continues to scale its warehousing infrastructure in line with its business growth.
