Home Loan Rates vs High Property Prices: What Maharashtra Buyers Should Do

By GeoSquare News Desk · Published 2026-10-28

For property buyers in Maharashtra, the current market presents a tough puzzle. Even as the Reserve Bank of India has kept the repo rate steady, home loan interest rates remain in the higher band, while property prices in key cities like Mumbai, Pune, and Nagpur continue to climb. The result is a growing affordability gap, especially for first-time buyers.

Why the Pressure Is Building

The cost of a home has risen across segments, from compact 1BHKs in the suburbs to premium apartments in central districts. At the same time, lenders are not offering the ultra-low teaser rates seen a few years ago. This means a higher EMI burden for the same loan amount, forcing many buyers to either stretch their budgets or postpone their purchase.

Smart Moves for Buyers

Instead of waiting indefinitely, buyers can take a structured approach. Opting for a longer loan tenure can reduce monthly outgo, though it increases total interest. Another option is to look at under-construction projects from reputed developers, which often come with lower initial pricing and flexible payment plans. Those eligible under PMAY or state schemes should also check for subsidies that can lower the effective cost.

Location flexibility can make a significant difference. Areas on the outskirts of Mumbai and Pune, or upcoming nodes along the Nagpur-Mumbai expressway, offer better value for money. Buyers should also negotiate on stamp duty, registration charges, and developer discounts, especially in projects with slower sales.

Finally, avoid stretching beyond a comfortable debt-to-income ratio. A good rule is to keep the EMI within 40% of net monthly income. With careful planning, buying a home is still possible even when rates and prices are both high.
