Lodha Developers, one of India's leading real estate firms, has posted a 28% year-on-year increase in net profit for the second quarter of FY27, reaching ₹1,013.5 crore. The company's total income also saw significant growth, reflecting robust demand for its residential and commercial projects, particularly in Maharashtra.

Financial Performance

The strong bottom-line growth was supported by higher pre-sales and improved operational efficiency. The company's revenue from operations grew steadily, aided by timely project deliveries and healthy sales velocity across its key markets in Mumbai Metropolitan Region (MMR) and Pune.

Pre-Sales and Demand

Lodha's pre-sales figures for Q2 FY27 indicate sustained buyer interest, especially in the premium and luxury segments. The company has attributed this to increased preference for branded developers with proven execution track records. Maharashtra continues to be the largest contributor to its overall sales, with projects in Worli, Lower Parel, Thane, and Hinjewadi witnessing strong traction.

Expansion Plans

Lodha is planning further expansion in the real estate market, focusing on new launches and land acquisitions in high-growth corridors. The company is also exploring opportunities in plotted developments and mid-income housing to cater to a wider buyer base. These initiatives are expected to strengthen its presence in Maharashtra and other key metros.

With a healthy balance sheet and consistent demand, Lodha remains well-positioned to capitalise on the ongoing upcycle in the Indian property market. Industry experts believe that the company's focus on timely delivery and quality construction will continue to drive its growth in the coming quarters.
