M3M India Targets 10 mn sq ft Branded Homes by 2026

By GeoSquare News Desk · Published 2026-10-30

Delhi-NCR based developer M3M India has announced plans to expand its branded residences portfolio to 10 million sq ft by the end of 2026. The company currently has about 5.5 million sq ft of branded luxury homes under development, and the new target marks a significant push into the co-branded living space.

What are Branded Residences?

Branded residences are luxury properties developed in partnership with premium hospitality or lifestyle brands. These homes offer hotel-like amenities, signature interior design, and dedicated concierge services. The model has gained traction in India as high-net-worth buyers seek a more curated living experience.

M3M's Expansion Strategy

M3M has tied up with several international brands for its projects in Gurugram and other parts of NCR. The company says the expansion will be driven by both new launches and ongoing projects. With the luxury housing segment witnessing robust demand across major cities, the developer is betting on the growing preference for branded residences among affluent buyers.

Relevance for Maharashtra Buyers

While M3M's focus remains on North India, the trend has implications for Maharashtra's property market. Mumbai and Pune have seen similar collaborations between developers and hospitality brands. The success of such projects in NCR could encourage more such offerings in Maharashtra, giving local buyers additional choices in the luxury segment.

Industry data suggests that luxury housing sales have been outperforming the broader market, and branded residences are emerging as a niche within this segment. With developers like M3M scaling up, the concept is expected to become more mainstream across Indian cities.
