Maharashtra's 10-Lakh Home Push Under PMAY Urban 2.0

By GeoSquare News Desk · Published 2026-10-16

The Maharashtra government has unveiled a revised affordable housing framework aligned with the central PMAY Urban 2.0 scheme. The policy aims to deliver 10 lakh homes, with a sharp focus on the Mumbai Metropolitan Region (MMR) and Pune.

Key Policy Features

The framework prioritises slum redevelopment and aims to significantly increase the supply of Economically Weaker Section (EWS) and Lower Income Group (LIG) units. Public-private partnerships (PPP) will be the primary execution model, enabling faster project delivery and better utilisation of private capital.

Developers building in transit-oriented zones will receive additional incentives, making projects near metro corridors and suburban rail networks more attractive. This is expected to boost housing supply in well-connected locations, aligning with the state's long-term urban planning goals.

Impact on Buyers and Investors

For homebuyers, the policy promises more affordable inventory in key urban clusters, especially in the affordable and mid-income segments. Investors may find renewed opportunities in PPP-driven redevelopment projects, particularly those located along upcoming transit corridors. The emphasis on EWS and LIG housing also signals sustained government support for the affordable segment.

As the policy unfolds, property buyers should track project approvals and RERA registrations in MMR and Pune to identify credible launches under the new framework.
