Maharashtra Approves 12 Infra Projects to Boost Pune & MMR Real Estate

By GeoSquare News Desk · Published 2026-10-31

The Maharashtra cabinet has given the green light to 12 infrastructure projects aimed at strengthening connectivity and urban mobility across Pune and the Mumbai Metropolitan Region (MMR). The approvals include metro extensions, ring roads, and other key transport links that are expected to reshape the real estate landscape over the next two to three years.

Key Projects Approved

Among the sanctioned projects are critical metro corridor extensions and ring road developments. These are designed to decongest existing routes and improve last-mile connectivity, particularly in the peripheral areas of Pune and MMR. The projects are expected to open up large land parcels that were previously inaccessible or underdeveloped.

Impact on Real Estate

With better infrastructure on the horizon, residential and commercial demand is likely to rise in the micro-markets along these corridors. Areas near proposed metro stations and ring road interchanges are expected to witness increased buyer interest, leading to price appreciation over the medium term. The development is also likely to boost the supply of affordable and mid-segment housing in these regions.

What It Means for Buyers and Investors

For property buyers and investors, this is a strategic opportunity to enter emerging locations before full infrastructure completion. However, experts advise thorough due diligence on project approvals and connectivity timelines. The full impact on property prices will depend on execution speed and broader economic conditions.
