MHADA Launches FCFS Sale of 118 Mumbai Apartments, Including ₹8 Crore Unit
The Maharashtra Housing and Area Development Authority (MHADA) has commenced the sale of 118 apartments in Mumbai on a First-Come, First-Served (FCFS) basis. This initiative, which began on February 17, offers a diverse range of apartments priced between ₹31 lakh and ₹8 crore.
The most expensive apartment on offer is located at Crescent Tower in the Tardeo area of South Mumbai. This high-end unit boasts a built-up area of approximately 1,838 sq ft (170.76 sq m) and a carpet area of around 1,532 sq ft (142.3 sq m). According to the MHADA website, the apartment is priced at ₹8 crore (₹8,00,38,234) and requires an earnest money deposit (EMD) of ₹6 lakh. Two tenements are available in this category.
In addition to the ₹8 crore apartment, MHADA has put up three more units in the same building, priced between ₹6.27 crore and ₹7.94 crore. The agency has also listed several apartments in the Juhu area, with prices ranging from ₹3 crore to ₹5.50 crore.
On the other end of the spectrum, the most affordable MHADA apartment is located in the PMGP Colony in Mankhurd. This unit has a built-up area of approximately 247 sq ft (23 sq m) and a carpet area of about 225 sq ft (20.91 sq m). Priced at ₹31.17 lakh (₹31,17,773), it requires an EMD of ₹1 lakh, with one tenement available in this category.
Apart from these, MHADA offers a variety of apartments in areas such as Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri, with prices ranging from ₹35 lakh to ₹3 crore.
The FCFS scheme includes flats that were previously offered through lotteries but remained unsold for various reasons. Applicants can start the online application registration process on MHADA's official website: https://bookmyhome.mhada.gov.in. The process of submitting the online application, paying the security deposit and application fee, and selecting the flat will begin on March 4, 2026. After finalizing a flat, the applicant must pay 10 per cent of the flat’s sale price within 48 hours.
To be eligible, applicants must be at least 18 years old on the date of application submission and must be Indian citizens. A Domicile Certificate for the state of Maharashtra, issued after January 2018 and containing a barcode, is also required for the application.
Looking ahead, MHADA is expected to announce the lottery for 5,000 affordable homes in Mumbai by March 2026. Around half of these units will be available in the Goregaon area, catering to a mix of economically weaker sections (EWS), lower-income groups (LIG), middle-income groups (MIG), and high-income groups (HIG) across various locations.
