Homebuyers in Mumbai now have a rare chance to own property without the uncertainty of a lottery draw. Maharashtra Housing and Area Development Authority (MHADA) has released 118 flats that remained unallotted in previous cycles. These homes span prime locations including Andheri, Juhu, Tardeo, Kandivali, and Powai, with prices ranging from an accessible ₹31 lakh to over ₹8 crore. The registration process has been going on since 17 February 2026.
The diversity of the inventory is one of the biggest draws of this scheme. The most affordable homes are located in Mankhurd (PMGP), starting at approximately ₹31 lakh. Mid-range and prime flats are available in sought-after areas such as Andheri West (JVPD), Powai (Tunga), Wadala (Antop Hill), and Lower Parel. For high-income buyers, the most expensive flat is located in Crescent Tower, Tardeo, priced at nearly ₹8 crore. Other featured localities include Kandivali (Shimpoli and Charkop), Ghatkopar East, Vikhroli (Kannamwar Nagar), and Byculla.
Under this new system, speed is the most critical factor. Once an applicant registers and selects a specific flat, they must pay 10% of the total flat cost within 48 hours to confirm the booking. This strict timeline ensures that only serious buyers occupy the slots and prevents the inventory from being blocked unnecessarily. Registrations are currently live on the official MHADA housing portal, and interested citizens are urged to complete their profiles immediately to be ready for the selection phase.
