Mumbai's Iconic National Garage to Be Reborn as Tallest Ultra-Luxury Skyscraper
The historic National Garage, a well-known landmark on Bhulabhai Desai Road in Mumbai, is set to be transformed into the city’s tallest ultra-luxury residential skyscraper. This ambitious project by Oberoi Realty is expected to redefine the skyline and attract the city's elite.
The National Garage, famous for its Audi dealership that operated for over 50 years, has been a significant part of Mumbai’s urban landscape. The site, located between the Heera Panna Shopping Arcade and Cadbury House, is now undergoing a major transformation. Oberoi Realty has already initiated the first phase of construction, which includes excavation and earthmoving work.
In October 2023, the Airports Authority of India granted a No Objection Certificate, allowing the construction of the building up to a height of 312.13 meters. This approval is a crucial step in the redevelopment process, which also includes the construction of three basement levels, 11 podium floors, three service floors, an amenity floor, and 37 floors of ultra-luxury residences.
The residential tower will feature a mix of full-floor 5-BHK apartments, duplexes, and a penthouse. Each duplex and the penthouse will span two floors, ensuring a high level of luxury and exclusivity. The project is designed to cater to the ultra-luxury market, with pricing expected to match or even surpass the Three Sixty West residences in Worli, which have previously sold for over 50 crore, with a few units fetching nearly 80 crore.
The redevelopment of the National Garage site began in February-March 2022 when Oberoi Realty entered into a joint development agreement with the property owners. The company acquired most of the residential units through its subsidiaries and holding companies, including Encase Realty, Kingston Hospitality & Developers, Perspective Realty, and Expressions Realty. The commercial portions of the ground floor, however, remain with the original owners, Jagdish and Mayank Merchant.
The project is part of a larger trend in Mumbai, where iconic commercial and industrial landmarks are being transformed into high-end residential towers. The adjacent Cadbury House has also been demolished to make way for luxury residences, with plans for two towers: a 19-floor building and an eight-floor building. The Cadbury site was purchased by diamond merchant Dilipkumar Lakhi in 2013 for approximately 350 crore. Initially, the site included a Cadbury factory, office, and CEO’s bungalow, which were relocated due to pollution concerns.
The construction of the National Garage skyscraper is expected to significantly enhance the residential appeal of the Bhulabhai Desai Road area. This project, along with other luxury developments in the vicinity, will likely attract high-net-worth individuals and contribute to the transformation of the city’s skyline.
