Navi Mumbai Airport Spurs 20% Rise in Property Prices

By GeoSquare News Desk · Published 2026-10-11

The upcoming Navi Mumbai International Airport is already reshaping the region's real estate landscape. With the first phase slated to open in 2025, property prices in nearby micro-markets such as Ulwe, Dronagiri, and Kharghar have appreciated by up to 20% over the past year.

Price Surge in Key Micro-Markets

Demand for residential and commercial spaces has risen sharply as buyers anticipate better connectivity and employment generation. Ulwe and Dronagiri, located close to the airport node, are witnessing the highest traction, while Kharghar continues to attract end-users seeking established social infrastructure.

Developers Accelerate Launches

In response to the growing demand, several developers have launched new residential and commercial projects in these corridors. The focus is on mid-income and premium housing, along with retail and office spaces, to leverage the improved infrastructure and expected influx of professionals.

Industry experts believe that the airport's operationalisation will further boost property values in the long term, making the region one of the most promising investment destinations in Maharashtra.
