Panvel property prices jump 12% after Navi Mumbai airport Metro nod

By GeoSquare News Desk · Published 2026-11-02

Property prices in Panvel have jumped 12% in the last quarter after the state government approved a new Metro line connecting the node to Navi Mumbai International Airport. The approval has strengthened Panvel's position as a budget-friendly alternative to more established Navi Mumbai locations.

Metro link drives demand

The proposed Metro corridor is expected to cut travel time to the upcoming airport and improve access to key business districts. Builders in the micro-market report a sharp increase in inquiries for 1 and 2 BHK apartments, with first-time buyers and investors looking to enter before prices move higher.

Project registrations double

RERA registrations for new projects in Panvel have doubled compared with the previous year, reflecting stronger developer confidence in the area. The rise in registrations points to a pipeline of organised supply that could keep the market active over the coming quarters.

Outlook for buyers

While the 12% price appreciation has reduced some affordability advantage, Panvel still offers comparatively lower ticket sizes than Thane or central Mumbai. For end-users, the Metro approval adds a long-term convenience factor; for investors, the infrastructure push may support rental and resale demand as the airport project progresses.
