SRA's CRZ Curbs Shrink Sea-Facing Project Areas

By GeoSquare News Desk · Published 2026-10-30

The Slum Rehabilitation Authority (SRA) has revised permissions governing projects in Mumbai's coastal regulatory zone, effectively shrinking the construction area permitted for sea-facing schemes. Developers with plans along the western waterfront say the change alters project feasibility and could delay completions already in the pipeline.

What the revision means

Coastal Regulation Zone rules cap built-up area, height and setbacks near the shoreline. With the SRA recalculating how much construction is allowed within these limits, several sea-facing redevelopment schemes may need reworked layouts, fewer flats or revised tenancy commitments. For slum rehabilitation projects, where saleable area cross-subsidises free housing for eligible residents, a smaller footprint can tighten the maths considerably.

Impact on developers and investors

Firms that priced sea-facing plots on earlier assumptions of higher permitted floor space now face the prospect of redesign, slower approvals and thinner margins. Some are said to be approaching the civic body and state departments seeking clarity on transitional relief for projects already granted in-principle nods. Where projects stall, completion timelines for rehabilitation tenants slip as well.

What buyers should watch

For Maharashtra buyers and investors, the key signals are revised sanctioned plans, approval dates and any change in promised carpet area. Sea-facing inventory in CRZ-adjacent pockets of Mumbai, Navi Mumbai and Thane may see slower launches and more conservative pricing until the rules settle. Buyers should verify the current approval status of any project before paying a booking amount.

Broader infrastructure funding across the region continues to shape land and development policy, and further clarifications on coastal permissions are expected in the coming quarters.
