Versova-Bhayandar Coastal Road: Mumbai Real Estate Impact

By GeoSquare News Desk · Published 2026-10-27

Mumbai's western suburbs are set for a major connectivity upgrade with the proposed Versova-Bhayandar Coastal Road. This corridor will run along the western coastline, linking Versova in Andheri to Bhayandar in the north, and is expected to significantly reduce travel time between key residential and commercial hubs.

Key Infrastructure Links

The coastal road will connect with major arterial routes and bridges, improving access to the Western Express Highway, the upcoming coastal road project, and the proposed metro corridors. It will also provide smoother connectivity to Thane and Navi Mumbai via existing and planned infrastructure, making cross-city commutes faster for daily travellers.

Real Estate Impact Across the Western Suburbs

Areas such as Versova, Lokhandwala, Andheri, Goregaon, Malad, Kandivali, Dahisar and Bhayandar are likely to see increased property demand. Better connectivity typically boosts residential and commercial attractiveness, and this corridor is expected to support price appreciation in both mid-segment and premium micro-markets.

For buyers and investors, the project signals long-term growth potential, especially in localities that currently face congestion. While construction timelines are yet to be finalised, the corridor is being closely watched as a catalyst for redevelopment and new launches along the western belt.
